About the Pinchgut Subdivision

The Pinchgut subdivision comprises 9 Lots and is situated in the Kaukapakapa village within easy walking distance to the local primary school.
The Moses and Pinchgut subdivisions are in commuting distance to Albany, North Shore City (approximately 30 minutes drive). The local primary school is approximately 1km south of both subdivisions. Kaukapakapa village contains a superette, vet, liquor store and service station.
The average Lot size is 1 hectare enjoying a rolling contour. Extensive native bush areas and riparian margins have been stock proof fenced and enhanced by significant native plantings with plants sourced from the predominant local species.
Each vacant house Lot has an engineered building platform with vehicle access constructed on it.
Some of the building platforms have increased by engineered retaining walls. Power and Telecom are connected to every Lot.
The titles will have noted against them building enhancement covenants to ensure that the standard of building is kept at a high standard.
PINCHGUT LOT INFORMATION
Lots 5, 6, 7 and 8 obtain their vehicle access from Pinchgut Road, the remaining lots accessed off Downer Access road.
Pinchgut Road is sealed, Downer Access Road mainly loose metal. Sites will be provided with underground power and telephone, however will need to rely on on-site water collection and effluent disposal systems.
